Great Lakes Commercial Finance (GLCF) is a non-profit lender providing capital to small businesses for purchasing or refinancing commercial real estate and/or machinery and equipment. As a U.S. Small Business Administration (SBA) Certified Development Company (CDC), we offer the SBA 504 Loan Program with the expertise and efficiency to help businesses grow.
GLCF is one of the few CDCs nationwide approved in the SBA’s Accredited Lender Program (ALP), giving us increased authority to process, close, and service 504 loans – delivering faster approvals and smoother servicing for our customers.
Banks and credit unions partner with us to offer the 504 Loan Program, which provides benefits such as:
- As little as a 10% down payment (vs. 20% conventionally)
- 10, 20, or 25-year terms
- Low, fixed interest rates for the life of the loan

Small businesses are recognized as innovators and employment generators. Their success and growth are critical to the health of America’s economy. However, small businesses sometimes encounter difficulties securing long-term financing at affordable interest rates. Recognizing an opportunity to provide support, the Small Business Administration (SBA) offers businesses, and lending institutions that partner with them, an additional financing option with the SBA 504 Loan Program. It is the job of the Great Lakes Commercial Finance (GLCF) to encourage the use of 504 lending throughout Michigan.
